However, it's essential to note that there’s no legal obligation for sellers to provide a complete or comprehensive legal pack.

Scrutinising the Legal Pack

The process of reviewing the legal pack involves two key stages. First, you should carefully examine it yourself. If everything appears in order, it’s time to consult your solicitor. They can look into specific areas you’re uncertain about and help clarify any potential issues.

At this point, your solicitor should thoroughly review the Special Conditions of Sale, title deeds, leases, and office copy entries. They will also carry out standard property searches, such as verifying planning permissions for extensions or any nearby developments that could affect the property.

It’s vital that you or your solicitor thoroughly inspect all the legal paperwork before the auction. While the legal pack may be available for review in the auction room on the day of sale, by then, it may be too late for an inexperienced buyer to address any concerns.
